advertising service only; it does not confirm or verify the accuracy of any property-related
information.

CLAIMS BY RENTERS/ BUYERS AND ADVERTISERS

You are responsible for conducting your own investigation regarding any and all claims
made by prospective renters/ buyers or  property advertisers. You assume all liability for
the use of any information that you find on any webpage published by arriendos.biz. The
operators of arriendos.biz assume no responsibility and do not warrant the accuracy of
the information contained in any of the webpages published here.

Not all arriendos.biz webpages are created directly by the property owners; some
arriendos.biz advertisers are acting as agents or managers for the property owners.

Renters/ Buyers are aware that each advertiser sets its own Refund and Cancellation
Policies. arriendos.biz recommends that renters/ buyers ask for and receive a written
notice of the Refund and Cancellation policy from the advertiser. arriendos.biz is not
responsible for the refund of rental fees for any reason.

None of the information contained in any arriendos.biz webpage is confirmed or warranted
by any party. Confirmation of information published herein is the sole responsibility of the
renting party. Qualification of all renters is the sole responsibility of the advertiser.

Notice to Advertisers - If the operators of  arriendos.biz are unable to provide the
expected level of service for any reason, including, but not limited to service outages, war,
acts of God or negligence, neither arriendos.biz or its owners can be held liable for any
costs beyond the prorated costs paid by the client for the services which were not
provided. arriendos.biz does not guarantee that the arriendos.biz website will be available
100% of the time.

country where the advertised property is located.

NOTICE TO ADVERTISERS - Refund Policy

arriendos.biz listings are provided on an annual basis. Because most of the work involved
in promoting vacation rental properties on the Internet occurs in the first few weeks
(creating the webpage, adding photos, submitting to search engines, etc.) and offers no
refund on cancelled webpages, except as otherwise noted.

PROPERTY OFF THE MARKET

If you wish to remove your property from the website, we can temporarily disable the
arriendos.biz listing and reactivate it at a future date. Your  listing stays in force through
the original term and the renewal date does not change. The renewal date will not be
extended during the time that the property is off the market.

PROPERTY SOLD

If you sell your property, you may be able to transfer your arriendos.biz listing to a new
advertiser; please contact us for details. However, no refund will be granted for properties
that are sold, whether or not they are tranferred to a new advertiser. Existing and new
advertisers are encouraged to come to a fair division of fees among themselves.

ANTI-SPAMMING POLICY (RENTAL INQUIRIES AND EMAIL)

arriendos.biz forbids the abuse of its email or inquiry system to send any unsolicited
commercial email (commonly known as SPAM) to any arriendos.biz advertiser.
arriendos.biz reserves the right to identify and control such abuse in any way that it
considers to be reasonable. arriendos.biz also reserves the right to cancel (without
refund) any member that mentions arriendos.biz or any of its associated websites, URLs,
or any associated arriendos.biz email address in any SPAM email message or Usenet
posting.

arriendos.biz is the sole judge in determining what constitutes SPAM.

It is the goal of arriendos.biz to reduce the volume of SPAM delivered via email or inquiry
systems. To achieve that goal, inquiries and email may be monitored and filtered by
arriendos.biz prior to delivery to arriendos.biz advertisers. Inquiries may be read by
arriendos.biz staff advertisers. Despite arriendos.biz' filtering efforts, it is likely that some
SPAM inquiries and email will be delivered anyway. It is also possible that some
non-SPAM inquiries may be be not be delivered as a result of arriendos.biz filtering efforts.

Rental inquires are delivered via Internet email and are not to be considered private.
Internet email delivery is not 100% reliable and arriendos.biz cannot be held responsible
for undelivered inquiries or for missed income as a result of undelivered inquiries.

arriendos.biz, at its own discretion, may supply to potential renters the direct email
address of arriendos.biz advertisers for the purpose of making a rental inquiry, or for filing
a complaint.

MEMBERSHIP POLICIES

arriendos.biz reserves the right to reject or edit any ad submitted at our sole discretion.
Once material has been submitted, edited and posted on the arriendos.biz website, it
becomes the property of arriendos.biz and its affiliated sites and may not be copied from
the arriendos.biz website without written permission.

ACCEPTABLE CONTENT

Advertisers are expected to follow the Acceptable Content Policies. Ads which do not
adhere to these policies are subject to cancellation at the sole discretion of arriendos.biz.
